Dubai’s latest residential research gives whole-building buyers and landowners a useful question to ask: does stronger market activity translate into dependable income for this particular property? A busy enquiry pipeline and a sound investment case are different measures.
What the new report measures
Betterhomes’ report, published on 14 October, says secondary residential sales increased 16% quarter-on-quarter in Q3 2026. Its own leasing enquiries rose 45%, while reported median apartment rents eased 3.8% between June and September.
These figures describe different measures. Brokerage enquiries are not citywide completed lettings, and a median rent change is not a like-for-like measure of every building’s performance. The discussion below is our commercial interpretation, rather than a forecast from the report.
Translate leasing activity into an asset-level assessment
Separate contracted rent from achievable rent
Start with the rent required under existing leases and reconcile it with actual collections. Record vacant units, payment delays, incentives and lease expiries. For units becoming available, compare recent completed leases for similar accommodation, condition and location; asking rents alone provide incomplete evidence.
This separates income already supported by contracts from income dependent on a future letting. A building with a busy viewing schedule can still have long vacant periods or incentives that reduce the money ultimately collected.
Allow for the cost of earning that income
Review recurring operating expenses, maintenance requirements and planned capital works. Test longer letting periods and lower achievable rents, then assess financing costs and the cash available after those obligations. A gross rent figure should not be presented as net income or a guaranteed return.
When reviewing whole-building opportunities, consider whether the buyer will retain the asset for income or pursue another permitted exit. Each approach needs its own assumptions, costs and evidence.
Keep development-land feasibility separate
For development land in Dubai, residential resale activity can inform a market discussion, but it does not establish an individual plot’s value or development entitlement. Verify permitted use, approved gross floor area, infrastructure requirements and the complete delivery programme before applying sales assumptions.
A feasibility assessment should test the timing of sales or leasing against construction expenditure and funding obligations. Avoid treating a citywide or brokerage statistic as evidence that a specific scheme will achieve its target price, absorption rate or yield.
Make the investment case specific
The practical approach to Dubai whole-building investment is to use market research as context, then verify the asset’s income, costs and execution risks. Owners and investors can discuss an investment opportunity using the supporting leases, property information and development permissions relevant to that asset. A clear evidence trail makes the decision more useful than a headline activity figure.
